The property is 16.4 acres that includes resort zoning and open zoning. An adjacent 17 acres of conservation-zoned land is leased from the Hawaii Department of Land and Natural Resources; the well-known coconut grove, planted in 1896, is situated on that land. The area includes fishponds and natural wetlands.

The Wailua area has held a special place in Kaua‘i’s history over the centuries. In ancient times, Wailua was the seat of government for Kaua‘i’s royalty and served as the ali‘i’s residence in the summer months. The area included royal compounds, fishponds, temples and birthing sites. The resources of the ahupua‘a were used by the general population.
 
The current owners have permits to build a 200 unit condominium project on the property. The plans appear to be on hold, and the property is up for sale.
